The chart begins once a second month is published. The index is checked on the 1st and 15th of each month; it started under its current method in Sep 2026, so earlier figures are not comparable and are not shown.

What this means for building budgets
These are prices sellers ask for finished property, not the cost of cement, steel or labour. They are a useful signal of how the market is moving, but they are not a construction cost index, and a change here does not mean building costs moved by the same amount that month.
EthioBuild uses this trend to keep estimate rates current between official surveys. The level is the median of the last 3 months, months with fewer than 100 listings are ignored, and the adjustment is held between -15% and +35%, because asking prices are noisy.
